Ocean Heights

Real Estate Information

Ocean Heights is situated east of Newport Beach and south of Irvine California, just over a mile from California State Route 73. The community is accessible at two points along Vista Ridge Road, which connects with Newport Coast Drive to the west. 

From Ocean Heights' southern entrance, the Pacific Coast Highway is just under 3 miles away to the south. 

Neighboring communities include: Altezza (west), Coastal Canyon (east), Ziani (northeast), Tesoro Crest (northwest), and Campobello (north). 

Ocean Heights Neighborhoods

Ocean Heights consists of three neighborhoods. 

Strada is the northernmost neighborhood, incorporating 42 homes built between 2000 and 2001. The homes are slightly smaller than those in the rest of Ocean Heights, occupying narrower lots. Many are situated along Castellina Drive. 

Next is Cassis, occupying the middle portion of Ocean Heights. Cassis homes were built by Brookfield between 2003 and 2004. This neighborhood offers the greatest variety of layouts, although all incorporate a spacious 3-car garage. The largest homes in Ocean Heights are also located here.

Perazul is the southernmost neighborhood in Ocean Heights and the largest. Built by Taylor Woodrow Homes, these homes have some of the best views, looking out over the southern terraces towards Newport Beach. 

The architectural styles on display in Ocean Heights incorporate a range of Mediterranean and Spanish-revival influences, from Tuscan to Santa Barbara Style

Ocean Heights & Newport Coast Attractions & Amenities

The residents of Ocean Heights lack very few of the standard amenities. Many of the homes have pools, beautiful gardens, and ample space for recreation and entertainment. As such, there is no common amenity center in Ocean Heights, simply because there is no need.

Outside of Ocean Heights, however, there are a number of amenities and attractions to enjoy. For example:

  • Vista Ridge View Park
  • Newport Coast Community Association
  • Coastal Vista View Park

Slightly further east there is the Coastal Peak Park and Pacific Ridge Trailhead. And to the northwest is Newport Coast Shopping Center. 

Ocean Heights Schools

Students in the Ocean Heights area are served by the Newport Mesa Unified Schools district. Nearby schools include Newport Coast Elementary and Corona del Mar High School.
