Balboa Island Community Information

Balboa Island is actually three separate islands joined together, and originally developed from dredged material that was deposited at the site.

Today, the island is densely populated with an array of homes displaying a quaint and eclectic mix of styles. Spanish Colonial, Cape Cod, French Second-Empire, and everything in-between crowd the streets of this unique neighborhood.

Balboa Island is very densely populated (one of the most populated communities per square mile in the country). As such, homes for sale on Balboa Island tend to be compact, situated on long lots facing onto small front gardens and walkable lanes. 

Most residents of Balboa Island can go from the front door to the sidewalk in just a few steps. This makes for a wonderful community atmosphere, as the island is also imminently walkable.   Cars park on the street to save space.

The front portions of Balboa Island properties usually feature small trees, quaint and well-kept patios for entertainment, overhanging windows, and awnings. The range of styles on display makes for an eye-catching mix of balconies, shutters, chimneys, towers, and window designs. 

Most homes on Balboa Island fall between 2000 and 3000 square feet. However, there are some very quaint cottages below 1000 square feet, and a few spacious homes that are over 5000 square feet. How much is the ferry to Balboa Island?

The Balboa Island ferry charges $1.25 for adult passengers and $2.25 per car. The ferry runs between Balboa Peninsula and Agate Avenue on the Southwestern corner of the island.

Balboa Island is publicly accessible via two main routes. First, the Marine Avenue bridge off Bayside Drive at the northeast corner of the island, and second, the Balboa Island ferry which runs between Balboa Peninsula and the southwest corner of the island.

History of Balboa Island

Before the Balboa Island that we know today was born, the area was just a mass of damp sand within Newport Harbor.

Prior to the 20th century, the bay was used for fishing and commercial trade activities. However, as San Pedro harbor became the focus for future development, the fortunes of Newport as a center for commercial marine activity began to wane. 

Because of this, much of Balboa Peninsula, and the piece of land that was to become Balboa Island, was sold in 1902 to William Collins and C.A. Hanson. Dredging activities shortly after began to use the Balboa Island area as a dumping ground for silt brought up from the harbor bottom. By the 1910s the island had truly taken shape, and plots were being sold to buyers in other parts of California.

Balboa Island was annexed to the City of Newport Beach in 1916 and some important infrastructure and utilities followed soon after. Improvements continued over the course of the 20th century, building the community up into the idyllic island town that it is today. 

The community's only bar, the Village Inn, has stood for more than 80 years.
