The borders of Woodbridge are defined by Culver Drive to the west, the I-405 San Diego Freeway to the south, Jeffrey Road to the east, and Irvine Center Drive to the north. Neighboring communities are University Park (south), Westpark (west), Deerfield and El Camino Real (north) and Oak Creek (east).
San Diego Creek runs through the center of Woodbridge, as well as the Barranca Parkway and Alton Parkway. Between these two roads are many of Woodbridge’s commercial and entertainment areas and venues, as well as a range of community facilities. These routes also divide Woodbridge into its northern and southern sections, known as North Lake and South Lake respectively.
Woodbridge covers approximately 2.65 square miles with many small neighborhoods and enclaves making for an amazing selection of places to live. The outer boundary of Woodbridge is marked by a hedge and rows of pine trees, giving Woodbridge a private garden-like aesthetic.
Woodbridge Real Estate
Woodbridge consists of around 25 smaller neighborhoods, offering a range of property types from single-family homes to apartment condos. These communities have been developed since the mid 70s, with many arriving during the 90s.
Many of these communities follow the “new urban” ethos of creating diverse, walkable, parklike environments for residents to enjoy. Curved streets, cul-de-sacs, and paths and greenways linking the various areas are hallmarks of this kind of design.
Prominent communities within Woodbridge include:
- Lakeside
- Lakeshore
- Landing
- Woodbridge Reserve
Woodbridge’s nicest homes will be those with views of the lake, or adjacent to one of the schools or parks in the area.
Many of the homes are completed in styles typical of the California trends of the 90s, what you might call “California Modern”. These homes are typically quite simple in terms of adornment, but with complex rooflines, angles, and masses. Exteriors are completed in muted stucco or understated clapboard, with roofs displaying a variety of roof tile textures.
The complex rooflines and faces are often a function of the semi-detached nature of many of the residences. Overall, the density in Woodbridge is high, trading large private yards for generous public spaces and amenities, lending to the cozy community atmosphere.
Other common home styles in Woodbridge are New England Cape Cod and various kinds of Mediterranean-inspired designs.
Things to Do in Woodbridge
Unsurprisingly, one (or two) of the biggest attractions in Woodbridge is the lakes. These lakes have multi use trails, parks, beaches, and marinas, offering excellent opportunities for recreation and relaxation.
Residents enjoy these lakeside areas for kayaking, boating, swimming, volleyball, and sunbathing.
There are also two foot bridges, one crossing each lake, which give the community its name. There are also two large tennis clubs located at the end of each bridge.
At the center of Woodbridge is the Mike Ward Community Park, featuring a large green, community center, tennis courts, and play areas.
At the eastern end of Woodbridge is the Windrow Community Park with ballparks, a soccer field, and a large community building that is home to the Boys & Girls Club of Irvine and the Hope Center for the Arts.
Every portion of Woodbridge is within walking distance of some community park.
Woodbridge is also known for its excellent healthcare facilities like the Woodbridge Medical Plaza. There are also prestigious schools like Meadow Park Elementary, South Lake Middle, Springbrook Elementary, Lakeside Middle, Stone Creek Elementary, and Eastshore Elementary. /p>
Just beyond the borders of Woodbridge are many popular attractions and facilities, like the Irvine Medical and Science Complex, Oak Creek Golf Club, Deerfield Community Park, Crossroads Shopping Mall, Concordia University, and the University of California Irvine.
