Across the highway are the communities of Walnut, El Camino Real, and Oak Creek. North of the Portola Parkway is Orchard Hills. The main routes through the Northwood area are Irvine Boulevard and Trabuco Road, both of which have scenic tree-covered medians, and the winding Yale road which links El Camino Real to Northwood Point.
Northwood is a large and well-established neighborhood within Irvine, being developed independently of the Irvine Company, affording its residents a variety of large single-family homes on generously-sized lots. The area is known for its eucalyptus-lined streets, amazing parks, and large homes.
Northwood Real Estate
The majority of the homes for sale in Northwood range from 2,000 to 3,000 square feet in size. A small number are over 4,000 square feet, but remain relatively comparable in price, with almost every home in the area being valued between 1 and 2 million.
As mentioned above, real estate in Northwood has a longer history than surrounding neighborhoods, with the majority of homes dating back to the 1970s. As such, there is an abundance of unique and large single-family homes typical of an era before the move to more efficiently arranged villas and rowhouses.
Northwood still has its higher-density options though, with enclaves like Vista Filare and The Parklands offering narrow homes on small lots or apartment homes respectively. These offer excellent comforts and amenities for a more affordable entry into the local real estate market, or a convenient option for young professionals.
While there are a few home styles on display in Northwood, like mock-Tudor or California Modern, the dominant styles are some mix of Mediterranean-inspiration including both Italianate and Terracotta design elements.
The homes around the Northwood Community center show the strongest tendency towards large custom builds, and the neighborhoods become more uniform as you move outwards, setting the template for the Irvine Company developments beyond.
In all, Northwood offers an opportunity to own some beautiful large, stylish, and well-kept homes in a spacious and established area at a relatively low price.
Things to Do / Attractions in Northwood
Preceding the Irvine Company developments that followed, much of Northwood is not governed by HOAs. There are, however, smaller areas like Park Paseo and Park Place which do have associations, and provide common amenities as well.

Northwood is also home to a number of highly-rated schools, including four elementary schools and a middle school. Northwood High School is located north of the Portola Parkway in Orchard Hills.
Apart from these features, Northwood also has two large shopping complexes - one at the southern corner and one near the center called Zion Market. Both offer numerous places to eat, shop, and an array of convenient services.
Further afield, residents of Northwood are within a convenient distance of many beautiful parks like Crystal Cove and Limestone Canyon, shopping venues like Newport Center, the University of California Irvine, some of the states best beaches, and the Orange County Zoo a short distance north.
